Energy Performance Certificates (EPC) became mandatory for all Landlords renting property from October 1, 2008. Landlords must now be able to show new tenants a copy of the building's EPC before they sign the rental contract.
An EPC records the energy efficiency of the property that the tenant wishes to let. A property with a low energy efficiency will result in the tenant paying more in utility costs when compared to a property with a high level of energy efficiency. Clearly, more efficient properties will be easier to rent after October 2008.

A typical survey from them will measure the thermal efficiency of your building, rate the efficiency of the boiler and appliances and return a grading to you between A and G.
